The Appraiser
Trainee Mentoring Manual is designed to facilitate the training
of new appraisers. The manual is structured around the process of
completing an appraisal using the FNMA Form 1004. There is an interactive
Microsoft Excel version of Form 1004 (the Uniform Residential Appraisal
Report - URAR) which accompanies the manual. Each line of the appraisal
form is numbered, and each section of the manual corresponds to
that numbering system for easy reference. The manual establishes
activities for both the appraiser (mentor) and the trainee, and
it explains in detail what information is required and why. By working
